1. Watch and listen once a month
Run the door and pay attention. Grinding, scraping, jerky movement or a door that hesitates in the same spot are early warnings. Problems caught at the squeak stage are cheap; problems caught at the bang stage are not.

Apply a silicone or lithium-based garage door lubricant to the roller bearings, hinges and spring coils. Avoid standard WD-40 for this job; it is a degreaser more than a lubricant and can strip what protection is there.
3. Keep the tracks clean, and never grease them
Wipe the inside of the tracks with a damp cloth to clear dust and cobwebs. Grease in the tracks collects grit and makes rollers slide instead of roll, which wears both out.
4. Test the door balance
With the door closed, pull the manual release and lift the door halfway by hand. A balanced door stays put; a door that slides down or flies up has spring tension problems and needs a technician. Re-engage the opener afterwards.
5. Test the auto-reverse safety features
Place a solid object like a brick flat on the floor under the door and close it. The door must reverse when it touches. Then close the door again and wave an object through the photo-eye beam; the door should reverse instantly. If either test fails, stop using the opener until it is fixed.
6. Tighten the hardware
Thousands of cycles vibrate bolts loose. Check the track brackets and the hinges holding panel sections; snug up anything loose with a socket wrench. Leave anything attached to the spring system alone.
7. Look at the cables, but never touch them
Give the lifting cables a visual check for fraying or rust near the bottom brackets. If you see damage, book a repair. Cables are under the same tension as springs.
8. Check the weather seal
The rubber strip along the bottom keeps out water, leaves and pests. If it is cracked or flattened, it is an inexpensive replacement that also cuts drafts and dust.
9. Clean and inspect the door itself
Wash the door with car wash or mild detergent a few times a year, especially in coastal suburbs where salt accelerates corrosion. Touch up scratches on steel doors before rust takes hold; re-oil cedar doors on schedule.
